Condominium Reserve Fund Study

As architects and building envelope specialists with understanding of building materials, we have the professional expertise to provide a comprehensive reserve fund study that identifies the service life of the building and its components and determine when maintenance or replacement may be required.

The goal of a Reserve Study is to develop a plan to properly set aside reserve fund so that future replacements of assets will be funded without the need for special assessments. The following are examples of identified problems from different studies, that with proper preventative measures taken would not lead to heavier expenses in the future.

(Left) Neighbouring yard is higher and can cause rainwater runoff to this property (Right) Damage to fence caused by leaning objects against it

Inadequate soil support underneath the sidewalk could lead to separation and cracking

Poor installation of rubber collar to pipes will retain water and cause material stress
